A T12 analyzer—also written T-12 analyzer—should preserve the historical statement before it normalizes it. The goal is not to produce one clean NOI at any cost; it is to make the path from reported operations to underwritten operations visible.
Validate the reporting period first
Confirm twelve distinct consecutive months, the as-of date, property scope, and whether the statement is cash or accrual oriented. Recalculate annual totals from the monthly columns and investigate duplicated, missing, partial, or year-to-date periods.
Period mistakes can make every later ratio look precise while the base is wrong. A useful analyzer treats the period as data, not as a title printed above the table.
Map accounts without deleting the original chart
Create normalized revenue and expense categories while retaining the seller’s labels. Turnover, make-ready, unit prep, repairs, and contract services can overlap differently by operator. Mapping should be reviewable and reusable, not destructive.
- Rental and other income
- Vacancy, concessions, and bad debt
- Controllable operating expenses
- Taxes, insurance, and utilities
- Below-NOI capital and financing items
Use monthly variance to find the real questions
Annual totals hide seasonality, one-time entries, refunds, reclasses, and operational changes. Flag abrupt movements and compare them with adjacent months. A large annual number may be less important than the month in which the operating pattern changed.
Reconcile rent-related income with the rent roll at a consistent date, while acknowledging that one source is a period record and the other is a point-in-time schedule.
Bridge reported NOI to underwritten NOI
Show every removal, annualization, replacement, and forward assumption separately. Taxes, insurance, payroll, utilities, repairs, and management fees often require current evidence rather than a blanket percentage adjustment.
Keep reported and underwritten results side by side. That bridge is the investment thesis: it shows whether value depends on existing operations, corrections, market growth, or execution that has not happened yet.
